FAQs inquilinos

What does my stay at KiwiHouse include?

It includes a fully equipped home, weekly cleaning of shared areas, 24/7 support, utilities up to 50 euros per person, 2 sets of bed linen and towels, maintenance and professional management throughout your stay.

Fridge, freezer, oven, hob, washing machine, dryer, microwave, kettle, Nespresso coffee machine, toaster.

All rooms include a key, a bed with plenty of storage space, 2 sets of sheets, a duvet and towels, a wardrobe, a drying rack and a fan. Some also include a desk, a chair and a smart projector.

It depends on the room. The bathroom can be private or shared. Each bathroom has storage space for each room, and we ask that the sink is kept clear to keep the space tidy.

Depending on the room, couples may be allowed. Please check the specific details of each listing during the booking process.

Although we love animals, pets are not allowed in our homes.

They are students or professionals aged 18 to 40, carefully selected to ensure everyone gets along and the house rules are respected.

Weekly cleaning of shared areas is included. Each guest cleans their own room. We regularly restock all-purpose cleaner, kitchen roll, sponges and cloths. Toilet paper is provided only as a welcome supply.

What documents do I need to book?

Your passport or ID/NIE, your usual address outside the city and, since this is a temporary rental, proof of the reason for your stay (enrolment, a letter from your university or employer, a return ticket…).

KiwiHouse works exclusively with contracts that start on the 1st or 16th and end on the 15th or the last day of each month, lasting between 32 days and 11 months. Your check-in can be after the contract start date and your check-out before its end: you’re free to choose within those dates, with prior notice for better coordination.

To book: the first month’s rent.

One month before moving in (or when booking, if it’s less than a month away):

  • Deposit: equal to one month’s rent.
  • Final cleaning.
  • Membership: a one-off payment based on the length of your stay.

You’ll see the amounts when you book. Except for the rent, all payments are made only once. All prices include VAT.

From your tenant portal, by bank transfer or card. Rent is paid in advance, on the last day of the previous month.

It’s not required, but it helps: you avoid international fees and get your deposit back faster. If you don’t have one, it’s very easy to open a European account online (for example, Revolut or N26) so you can pay by bank transfer with no surcharge.

Yes, but the booking payment is non-refundable if you cancel, because it holds the room and prevents others from booking it. Once you’re within one month of moving in, the other amounts paid are also forfeited.

Are there set check-in times?

Your room is ready from 3:00 pm. Check-in is free Monday to Friday until 6:00 pm; outside those hours, at weekends and on public holidays there is an extra charge of €50. If your flat has a smart lock, check-in is self check-in and always free, at any time. Access instructions are sent once all payments have been made and the contract is signed.

We’ll add you to the flat’s WhatsApp group, give you the access instructions and send you the house rules and the welcome guide, and you’ll find a welcome pack in your room.

What should I do if there's an issue in the flat?

Open a ticket from your tenant portal, with photos or video. The team replies within 24 to 48 hours. If a technician is needed, we arrange the visit and let you know once it’s fixed.

Message us on WhatsApp at +34 649 46 49 31. If it’s not urgent, open a ticket from your tenant portal.

If you lose the keys or don’t return them when you leave, a fee is charged to cover the replacement costs, deducted from your deposit.

Each guest can have up to two visits per week, either to use the shared areas or to stay overnight. Always let your housemates know in advance, so everyone gets along.

Yes, from the second month and subject to availability. Request it from your tenant portal (Services → Room swap) with at least 31 days’ notice; the change takes place on the 1st or 16th. A reduced check-out cleaning fee applies, you don’t pay a new membership, and your deposit is adjusted to the new room’s price.

Yes, always subject to availability and up to a maximum total of 11 months. Just let us know in advance.

Yes, in principle you can register your address at our flats. Even so, check with us first to confirm it for your case.

What is the check-out process and time?

Check-out is by 10:00 am. You can check out on any day within the contract period, and this doesn’t change the rent for the current month. A deep clean and an inventory check are carried out, and you must hand in the keys and leave the room in good condition.

Under the contract we have up to 30 days to return it, although we usually return it sooner once the inventory, the condition of the room and utility usage have been checked. It’s returned by bank transfer.
